Three observations that a schedule of facilities will not give you.

The tracks are the amenity that actually gets used, and they depend on the site plan rather than the budget. A jogging loop and a cycling track are functions of the internal circulation — the length available, whether the route is continuous or crosses driveways, and whether it is shaded. Christ Academy ICSE School is 0.9 km up the same road. Delhi Public School Electronic City is 3.8 km, The Samhita Academy 3.9 km, Treamis World School 4.3 km, PSBB Learning Leadership Academy 4.9 km and EuroSchool Electronic City 5.4 km.

A township opposite an IB campus will sell disproportionately to families with school-age children, and the expected provision reflects that: a children's play area, a toddlers' sand pit, a creche and day-care room, and a toddlers' splash pool separate from the main pool. A senior citizens' seating court and a pet park complete the family programme.

Two practical notes.

The creche is the highest-value item in this group and the least reliably delivered. A day-care room inside the gate, at an address where both working parents are likely commuting 7 to 9 km east into the Electronic City belt or 6.7 km to the Jigani industrial area, removes a genuine daily problem. The questions are whether the room is a shell handed to the association or an operated facility, and who licenses and staffs it. Neither has been answered.

No open-space percentage, landscape area or tree count is published on this site, and none will be. Those figures come from a sanctioned land-use table that does not exist yet, and when it arrives the first thing to check is which area the percentage is divided by — on a Karnataka scheme the headline site area and the net site area used as a denominator can differ by 10% or more, and an open-space share measured against the smaller number reads better than the same plan measured against the larger one.

Social infrastructure at this end of Begur Koppa Road is thin beyond the two schools on the road itself. A household without a car will find the address hard work, and every routine errand that on-site retail absorbs is a 16 to 20 km round trip it removes. So the provision question is more than presence: what floor area is set aside, whether it is leased to an operator or sold as shop units, and whether it opens with the first phase or after handover. None of that has been disclosed for this project.

The Cauvery Water Supply Scheme Stage V, commissioned in October 2024 at Rs 4,336 crore for an additional 775 MLD, was scoped to 110 villages inside the old BBMP limits — Hullahalli, Koppa and Bangipura fall outside that boundary, so a piped Cauvery connection cannot be assumed at this address. The nearest large-format comparable with both figures visible, SNN Estates Serenity Gardens on Begur Road, lists a base rate of Rs 5,950 per sq ft against a realised Rs 6,725 to Rs 6,783 per sq ft — a loading of about 1.13 times for club membership, car parking, amenity and floor-rise charges. That loading is empirical for this corridor rather than a rule of thumb, and it is what turns a quoted base rate into a cheque.
