Status, stated plainly. As of 12 August 2026 the Karnataka RERA register carries no entry for this project. The register was checked in full, including its list of applications received but not yet registered, so this reflects the absence of a filing rather than the absence of a search result. K-RERA registration is not yet published; the registration number will be disclosed once issued. Urbanrise has not announced a launch date or a possession date for Urbanrise Begur Koppa Road. Both will be published here as soon as the developer confirms them. Urbanrise has not published a price for this project.
That paragraph governs the rest of this page. Two things about this project are established: it runs to 20 acres, and it sits on Begur Koppa Road, directly opposite Candor International School. Everything else a buyer would normally expect from a project page — unit count, tower count, floor levels, configuration mix, unit sizes, price, launch date, possession date, registration number — has not been announced, and this page says so in each place rather than filling the gap. The locality and market work behind this site is deep and sourced; the project specification is not, because it does not yet exist in any public document. Keeping those two layers visibly apart is the point of this page.
What Urbanrise Begur Koppa Road is
It is a township-scale apartment scheme at the very start of its life, on a road otherwise built out in four-to-eight-acre parcels.
Twenty acres is what makes it worth a page at this stage. The nearest new-build apartment project physically on Begur Koppa Road, DS-MAX SkySanman, occupies 5.67 acres. The nearest new launch in the same revenue village, MJ Terra Vista at S Bingipura, occupies 5.77 acres. Suraksha Whispering Waves, 6.08 km north on the same road, occupies 4 acres. A 20-acre parcel is between three and five times any of them, and that difference is what separates a scheme that can carry a full amenity deck and an internal road network from one that cannot. It is also the only quantitative claim on this site that comes from the project rather than from its surroundings.
Three things follow from that, and they are worth stating before the detail.
The 20 acres is developer-supplied and stands alone. No survey number, khata extract, sanctioned layout, environmental filing or RERA registration for this parcel is in public circulation. The figure has not been corroborated by a second document, and this site treats it as the single quantitative input it is rather than as the first of many.
The project name is very likely a working name. Urbanrise routinely ships under codenames it later replaces — Codename Sky Habitat, Codename Gold Standard, Codename The Game Changer and Codename Central Park are all live examples from the company's own marketing. "Urbanrise Begur Koppa Road" is a corridor descriptor, not a launched brand, and a rename at registration would not be unusual.
Nothing about it is approved and nothing about it can lawfully be sold. A buyer researching this pre-launch is researching a project with no registration, no sanctioned plan in our hands and no price. The useful version of that research is the regulatory position and the micro-market, which is what this site publishes.

The coordinates deserve their own line rather than a footnote. They are Candor International School's pin, not the project's. "Opposite" can mean several hundred metres in either direction along the road, and every driving distance published on this site was computed from that anchor, so all of them inherit the same approximation. They will be replaced the moment the project's own pin or survey numbers arrive.
Urbanrise Begur Koppa Road RERA status — the K-RERA position, stated exactly

That sentence is usually where a pre-launch page stops. It is worth going further here, because "we could not find a registration" and "there is no registration" are different findings and only one of them is useful.

Because the Karnataka register publishes pending applications as well as approved ones, a project that had merely filed would appear in it. This one does not. So the accurate statement is not that a registration is awaited on a lodged application — it is that no application has been made and published. Describing this project as having applied for registration would be as inaccurate as describing it as cleared for sale. Neither has happened.
What the absence of a registration actually means for a buyer
Under the Real Estate (Regulation and Development) Act, an unregistered project cannot be advertised for sale, cannot take a booking and cannot make an allotment. Several things buyers treat as project facts are, in practice, RERA disclosures that come into existence with the registration:
- The carpet area. No carpet area is published on this site, for exactly this reason. The indicative sizes here are super built-up and derived from comparables.
- The binding possession date. A possession date becomes enforceable when it is declared in a registration. Until then there is no date to quote and no remedy attached to one.
- The sanctioned plan, the unit count and the tower schedule, which are filed with the authority and published on the register.
- The promoter entity that is actually liable, which is named in the registration.
If someone quotes you a registration number for this project
Two numbers circulate near this brand and neither of them belongs to this project.
One is a genuine Urbanrise registration, but it belongs to Urbanrise Paradise On Earth at Gangasandra off Kanakapura Road — a different project, in a different taluk, of a different format. It is set out on the about-builder page, attributed to that project, and it is not this project's number.
The other is not a project registration at all. It is an agent-class entry, identifiable by the /AG/ segment in the middle of the string, and it is held by an unrelated company whose name merely begins with "Alliance". An agent registration certifies a broker, not a project, and it confers nothing on any development.
The test is mechanical and takes a minute. A Karnataka project registration begins PRM/KA/RERA/ and contains /PR/. A string containing /AG/ is an agent registration. Any number quoted for Urbanrise Begur Koppa Road today is one of those two, or it is something else's — because as of 12 August 2026 this project does not have one.
Which authority approves this parcel — and why this page will not tell you
This is the second place where a pre-launch page usually overstates, so it is set out with the evidence attached.
The taluk is Anekal, on three independent reads. India Post lists PIN 560105 under the Anekal block. Reverse-geocoding the anchor coordinates returns "Candor International School, Begur-Koppa Road, Bangipura, Koppa, Anekal, Bengaluru Urban, Karnataka". And an OpenStreetMap boundary query over the anchor finds no municipal-corporation polygon at all — only gram-panchayat village boundaries for Hullahalli, Koppa and Bangipura. Three different sources, three agreements. It is very well evidenced rather than certified, because none of the three is a Karnataka revenue record.
A fourth read is available and it is worth naming for what it is not: DS-MAX SkySanman, the one registered apartment project physically on this road at the southern end, is itself recorded as an Anekal-taluk project. That is corroboration from a neighbouring filing rather than a document about this parcel, and it is treated here as the weakest of the four.
The area's planning authority is the Anekal Planning Authority, operating under the Anekal Local Planning Area Master Plan 2031, a 402.3 sq km plan sanctioned in 2014. That is area context.
Which authority sanctions this specific parcel is genuinely unresolved, and this site asserts none. The reason is documented: a BBMP tender for this road is titled "Widening of Begur Koppa Road (from Begur to BBMP limits)", which is positive evidence that the municipal boundary runs along this very road somewhere between Begur and Hullahalli. Where exactly is not published. The widening itself is a long-standing proposal that was reported in October 2020 to have stalled when landowners rejected the Transfer of Development Rights offered as compensation, and its status has not been publicly updated since — it is cited here only for what its wording proves about the boundary, not as committed infrastructure. So no BBMP, BDA, BMRDA, Greater Bengaluru Authority, city-corporation or gram-panchayat sanction is claimed here for this project, and no survey number, khata type or plan-approval reference is quoted, because none is in our hands. The only authority named on this site is the regulator: the Karnataka Real Estate Regulatory Authority.
For completeness on the wider belt: since October 2025 the Greater Bengaluru Authority has replaced BBMP with five city corporations and 369 wards, and the northern end of this road, at Begur, falls under Bengaluru South City Corporation. That is what happened to the corridor and to South Bengaluru generally. It is not this parcel's civic authority, and the two statements are not in conflict — the road crosses the boundary.
The PIN, and why it carries the taluk
The PIN published on this site is 560105, and it does administrative work here rather than postal work. India Post lists 560105 as an Anekal-block code, served by the Hulimangala, Jigani, Hennagara, Haragadde and Kallubalu post offices — the cluster this address sits in — and 560105 is the PIN in Candor International School's own published address, which is the only fixed landmark this parcel has. India Post returns no post office named Hullahalli, Koppa, Bingipura or Bangipura anywhere in Bangalore district; the Hullahalli sub-office it does list, 571314, is in Nanjangud division, Mysuru district, which is a different place entirely. Two competent reverse-geocodes of the same coordinates disagreed on the code, which is why this was settled against the India Post directory rather than a geocoder, and it should be confirmed against the project's own khata or survey extract when one arrives. The apparent headquarters conflict that follows this group around is not a conflict once the three facts are separated: the registered office is Bengaluru (MCA, and authoritative for the legal entity), the declared operational head office is Hyderabad (the company's own contact page), and the historical and largest market is Chennai (its own project registry). All three are true at once.
No project SPV is named on this site. Ten Karnataka-registered Urbanrise special-purpose vehicles exist, and which of them — if any — holds this parcel is unknown. Naming one would be a guess dressed as a corporate fact, and the promoter entity that actually carries the liability will be named in the RERA registration when it is issued. That is the document to read it from.
Capital, and the scale claims that need attributing
Three capital events are verified and dated, and they are the substantive reason a 20-acre parcel under this brand is worth taking seriously.
- October 2022 — Motilal Oswal Alternates invested Rs 260 crore (about USD 31 million) across three Urbanrise projects: a 30-acre villa project on Kanakapura Road in Bengaluru, a 7-acre high-rise in Whitefield, and a 17.5-acre high-rise at Nizampet, Hyderabad. Combined saleable area 6.2 million sq ft.
- February 2023 — acquisition of a 96.5-acre parcel at Tambaram, Chennai from Reliance Capital, with Rs 3,600 crore committed to a township of about 13 million sq ft potential.
- April 2023 — a launch pipeline announced for FY2023-24 of Rs 21,600 crore across 36 million sq ft, split Chennai 16 million sq ft, Bengaluru 10 million sq ft and Hyderabad 10 million sq ft. This is a single-year launch pipeline, not a lifetime figure, and the sub-totals sum exactly.
Those three are dated, and each has a named counterparty on the other side of it. The group's own scale headline has neither, and it has moved: Rs 33,000 crore over 54 million sq ft in October 2022, Rs 63,000 crore over 81 million sq ft on the company's sites today. This site attributes that figure rather than asserting it. It is a gross-development-value claim spanning delivered, under-development and planned stock — not revenue, and not audited. The filed number for the group's Karnataka company is Rs 399.65 crore of revenue for the year ended 31 March 2024, down about 51% year on year, on paid-up capital of Rs 5.71 crore, status Active. The gap between the two is a difference of measurement, not of honesty, and the reason to keep them in separate paragraphs is that only one of them is lodged with a registrar.
The Bengaluru record, which is thin
The depth of this developer's delivery is in Chennai and Hyderabad. The only Bengaluru project visible in the company's own registries is Urbanrise Paradise On Earth at Gangasandra off Kanakapura Road — 4 BHK villas, ongoing, and registered with K-RERA. Its extent is itself unsettled: the project's own page gives 24 acres, the 2022 Motilal Oswal release describes a 30-acre villa scheme on that road, and the difference has never been reconciled publicly, so both figures are recorded here and neither is adopted. The 7-acre Whitefield high-rise named in the same release does not appear in either official registry under a traceable name, and the Rs 6,800 crore Bengaluru launch plan announced for FY2023-24 is not visible in the current public book.
That is the honest position: a large multi-city developer with institutional capital behind it, and one registered project to point at in this city. On a 20-acre Bengaluru parcel, that is the gap a buyer is underwriting.
One further caution belongs here. Several sites rank highly for this brand and are not the developer's. One self-declares in its own disclaimer as a channel partner's site; another is an unattributed lead-generation microsite carrying no company name, address or registration number, a stale copyright footer, and cross-promotion of unrelated developers. A "Bengaluru portfolio" list circulating for Urbanrise originates on the second of those and is not published here. The two official sources are urbanrise.in and alliancein.com.

Every one of those is normally derived from a sanctioned plan or a RERA filing, and neither exists for this project. It would be easy to run the arithmetic — take 20 acres, apply the density of the nearest comparable and print a unit count with "approximately" in front of it. That number would be fabricated, and this site does not publish it in any form, including in a schema field, where unitCount, totalTowers and floorLevels are all null. The comparables table above is there to give the parcel a sense of scale, not to be multiplied.
Urbanrise Begur Koppa Road apartments — what is inference, labelled as inference
The developer has not announced the configuration mix. The indicative bands used across this site are derived from the four nearest apartment comparables' own published grids, and they are stated as indicative, on a super built-up basis:

Two deliberate omissions. No 1 BHK is shown, because the developer's own live project registry — 23 projects across three cities — shows apartment formats of 2 and 3 BHK or 3 and 4 BHK throughout, with no 1 BHK anywhere. The 1 BHK suggestion in circulation for this brand in Bengaluru traces to an unofficial microsite rather than to the developer. And no carpet area is shown, because carpet area is a RERA-disclosed figure that will exist when the registration does.
Urbanrise Begur Koppa Road possession and price
Urbanrise has not published a price for this project. Apartment-class homes in the Hullahalli and Bingipura node of Begur Koppa Road currently sit in an indicative band of Rs 5,400 to Rs 6,800 per sq ft, and it is that micro-market band — not a project rate — that every figure on this site is derived from.
Two calibrations matter more than the band itself, and both are set out with their arithmetic on the price page. The first is that the band is anchored on DS-MAX SkySanman, the only new-build apartment project physically on this road, whose quoted rate resolves to Rs 5,400 per sq ft consistently at both ends of its own price list. The second is that the widely quoted locality average of about Rs 10,250 per sq ft for this corridor is an asking-price index from a property aggregator, weighted by two premium launches 5 to 8 km north at the far end of the road, and it does not describe this node. In the adjacent Anekal-taluk node of Bommasandra, average ask runs about 27% above average recorded transaction — which is the honest haircut to apply to any aggregator figure quoted in this belt.
Urbanrise has not announced a launch date or a possession date for Urbanrise Begur Koppa Road. Both will be published here as soon as the developer confirms them. No possession year is quoted for this project anywhere on this site, because there is nothing to quote one from: a possession date is a RERA disclosure, and this project has no registration. For context only — and not as a forecast for this project — DS-MAX SkySanman on this road, launched in 2024, carries a February 2030 possession date.
Sustainability and utilities, as documented
The developer positions on a sustainability platform it calls "Environmental Intelligence" and a "100-Year Commitment", under the tagline "Every Drop, Every Watt Matters". That is the company's own brand platform, stated as such. It is not a specification for this project, and Urbanrise Begur Koppa Road holds no green certification, pre-certification or environmental clearance of its own, and none is claimed here.
What can be said about this site with confidence comes from the location rather than from a brochure, and it is the single most important thing on this page after the RERA position.
A piped Cauvery connection cannot be assumed at this address. Stage V of the Cauvery scheme was scoped to villages inside the old BBMP limits; Hullahalli, Koppa and Bangipura are outside that line. This is a boundary fact, not a service-quality judgement, and it is the reason the utilities below are described as structural rather than optional.
The groundwater position is constrained and documented. The Central Ground Water Board classifies Anekal, like every Bengaluru Urban assessment unit, as over-exploited, and the taluk has a recorded history of tanker dependence in drought years. The location and amenities pages carry the measured figures.
Three provisions therefore follow from the location rather than from a developer promise, and a township of this size at this address cannot function without them:
- an on-site sewage treatment plant;
- rainwater harvesting across the site;
- treated-water reuse for landscape irrigation.
No capacity, sizing or specification is published for any of them, because none has been disclosed. Nor is any figure published for solar provision, waste handling or power backup. When a registration or a sanctioned plan arrives, those numbers arrive with it — and the water source mix, storage days and tanker dependency are the first things to ask for in writing.

What has to happen before Urbanrise Begur Koppa Road can be sold
The sequence is not complicated, and knowing it is the difference between "pre-launch" as a marketing word and "pre-launch" as a legal position.
The parcel needs a sanctioned plan from whichever authority has jurisdiction over it — which, as set out above, is itself unresolved on the public record. The project then needs a Karnataka RERA registration, which is what publishes the sanctioned unit count, tower schedule, carpet areas, promoter entity and a binding completion date. Only after that can the project be lawfully advertised, booked or sold.
None of those steps is visible on any public record as of 12 August 2026. Until they are, the correct thing to hold is an enquiry, not a booking amount.

A genuine Karnataka project registration begins PRM/KA/RERA/ and contains /PR/; a string containing /AG/ is an agent registration and certifies nothing about a project.
The developer. The two official sources are urbanrise.in and alliancein.com. The corporate identity is checkable independently against the MCA record for CIN U07010KA2004PTC034414. Sites that rank for this brand without naming an operator, an address or a registration number are not the developer's, and nothing on this site is sourced from them.
The parcel. When the project is released, ask for the survey numbers and the khata extract, ask which authority sanctioned the plan, and ask what the water source is. Those three answers settle most of what this page currently has to leave open.
Everything on this page is dated 12 August 2026 and is only as current as those registers were on that day.
